STEP BY STEP BUYING PROCESS

1. Select which villa unit you want to buy.

2.Agreed upon purchase price and payment plan length.

3.Pay Rp 20.000.000 refundable reservation deposit will remove the property from the open market and agree on the amount of time to conduct a due diligence process

4. Sign agreement with notary confirming what is included in the purchase price, furniture and fittings. Taxes and transfer fees – what is the buyer responsible for, and what is the developer responsible for.

5. Pay a 40% structural down payment so the building works can commence

6.Pay 12 monthly installments following building progress.

7.Payment finalization and keys to property handed over

Why Off Plan?

Small deposits and staged payments

Instead of paying a significant amount upfront, off-plan properties allow you to stagger your payments to maintain your liquidity throughout the construction period. Construction time is 12 months after the 40% deposit is received and the contract signed.

 

Brand New Building

Off-plan means building a brand new home with best-in-class materials, modern-day fixtures, and up-to-date energy-saving architectural provisions. Being brand new means saving you costs in the long run. You will not incur any maintenance costs in the immediate future. Suppose you are buying property as an investment. In that case, a brand new build is far easier to attract tenants at premium prices.

 

Capital appreciation

Off-plan properties mean you will be buying the property at its current market price. As real estate increases in value over time (especially in Bali), your property investment will increase as construction progresses. By completion, your property will be valued at a higher price than you bought it for, granting you significant capital gains.

 

Option to re-sell at a profit before completion

As it’s very likely that your property will go up in value before completion, you, the buyer, can put the property up for sale and sell it at a higher market price even before construction is complete.

Is it only off-plan, or will it be under construction?
